PCC SERVICES

Certificates your lender will accept

Most mortgage lenders will only lend on a new, converted or renovated home if it’s covered by a structural warranty or a PCC. We provide PCCs for every type of residential project, anywhere in Scotland and the UK.

New builds & self-builds

Staged inspections from foundations to completion, with a lender-approved PCC issued at the end.

Conversions & renovations

Barn, church, commercial-to-residential and other conversions, plus major renovations.

Retrospective PCCs

Already built without a PCC or warranty? We review the evidence and advise whether a certificate can be issued.

Lender-approved PCCs from Chartered Building Engineers

Lender-approved Professional Consultants’ Certificates (PCCs) for new builds, conversions and self-builds. As Chartered Building Engineers, we inspect your project at each key stage and issue the certificate your mortgage lender and solicitor need. UK Finance and CML compliant, accepted by all major mortgage lenders, with retrospective PCCs available.

How getting a PCC works

1. Tell us about your project: send your plans, location and build stage using the enquiry form or by phone.

2. Receive a bespoke quote: a tailored quote and inspection schedule to suit your build.

3. Staged site inspections: we visit at each key stage to check the work against the approved drawings and building regulations.

4. Certificate issued: your PCC is issued to the lender or their solicitor, ready for completion.

PCC questions answered

What is a Professional Consultants’ Certificate?

A PCC is issued by a qualified professional who has inspected a new build or conversion during construction. It confirms the work was checked against the approved drawings and building regulations. Mortgage lenders accept a PCC as an alternative to a structural warranty such as NHBC, LABC or Premier Guarantee, so the property can be mortgaged and sold.

Do I need a PCC or a structural warranty?

Lenders generally need one or the other. A PCC often suits self-builds, conversions and smaller developments, while larger schemes may suit a warranty. We’ll talk you through the best option for your project.

How long does a PCC last?

Under the UK Finance scheme, the consultant remains liable for six years from the date of the certificate. That cover passes to the first buyer, their lender, and later buyers and lenders, and is backed by our professional indemnity insurance.

How much does a PCC cost?

Every project is different, so we provide a bespoke quote based on the size, type and location of your build and the inspections it needs. Get in touch for a free, no-obligation quote.

When should I appoint you?

Ideally before work starts on site, so we can inspect at every key stage. If your build is already under way, contact us and we’ll advise on the options.

Can I get a PCC after the building is finished?

Often, yes. A retrospective PCC needs a full review of the evidence, such as photographs, building control records and completion certificates. We’ll tell you exactly what’s needed.

Will my lender accept your PCC?

Our PCCs follow the UK Finance format and are accepted by all major lenders. We still recommend confirming your lender’s requirements at the start of your project.

Do you work outside Scotland?

Yes. We’re based in Linlithgow, West Lothian, cover the whole of Scotland from Edinburgh and Glasgow to Aberdeen and Inverness, and take on projects across England and Wales.
