Structural warranty or PCC?
Mortgage lenders generally require a new, converted or renovated home to have either a structural warranty or a Professional Consultant’s Certificate (PCC). A structural warranty is an insurance-backed policy from a warranty provider, usually lasting 10 years, and often suits developers and larger schemes. A PCC is a certificate issued by a qualified professional consultant, who remains liable for 6 years, and often suits self-builds, conversions and smaller projects. We carry out site inspections on behalf of structural warranty providers and can help you obtain a policy, or we can inspect and issue a PCC ourselves.
Structural warranty questions
What is a structural warranty?
A structural warranty is an insurance policy that protects a new or converted home against certain structural defects for a set period, usually 10 years. Most mortgage lenders need a warranty or a PCC before they’ll lend.
Are you a warranty provider?
No. We’re independent consultants. We work with structural warranty providers, carrying out site inspections on their behalf, and can help you obtain a policy from a suitable provider.
When should I arrange warranty cover?
Before work starts on site. Warranty providers usually need to be involved from the beginning so they can inspect the work as it progresses. We can help you choose a provider and get your policy in place.
